Transforming Without Demolishing: Cultural Heritage as Part of Sustainability

The sustainable future of cities is not only about constructing new, energy-efficient buildings. Preserving, transforming, and giving new functions to existing buildings are also important components of sustainable cities. Known as “adaptive reuse,” this approach brings together cultural heritage preservation and resource efficiency.

A building is more than just its visible façade. From concrete and steel to wood and glass, a building contains significant amounts of energy and materials used throughout the production, transportation, and construction processes. When a building is demolished, not only is a physical space lost, but also the resources used to create it and its place in the city’s collective memory. The new building that replaces it requires new materials, energy, and a new construction process.

For this reason, a growing approach in architecture and sustainability is gaining prominence: first considering what already exists.

UNESCO also draws attention to the relationship between the preservation and reuse of existing buildings and sustainable development. Adaptive reuse offers significant opportunities to extend the lifespan of buildings while reducing the need for demolition and new construction, making use of existing resources, and limiting energy consumption.

Cultural Heritage Is Also a Resource

When it comes to preserving historic buildings, another dimension of sustainability emerges: cultural continuity.

Preserving a building does not simply mean conserving its stone, wood, or façade. The period it represents, its place in the city’s collective memory, and the connection it creates between generations are also carried into the future.

At this point, adaptive reuse creates a strong bridge between the past and the future. Transforming a residence into a cultural center, an industrial building into a museum, or an unused historic building into a public space extends the building’s life cycle while enabling the reuse of the city’s existing assets.

In this way, preservation is no longer merely an effort focused on the past; it becomes an approach to resource management for the future.

Adaptive reuse is based on giving a building a new function that meets contemporary needs while preserving its original character. This transformation also creates value not only environmentally but in terms of social sustainability. Revitalized historic buildings reintegrate spaces that form part of the city’s collective memory into public life, creating new spaces for culture, art, and social interaction.

This is precisely where the concept of sustainable cities broadens: alongside consuming fewer resources, preserving existing value, reusing it, and passing it on to future generations are becoming increasingly important.

From Past to Future: Living Buildings at Arkas

The preservation of historic buildings and their continuation into the future through new functions is also reflected in Arkas’ work in the field of culture and art. Arkas Art Alsancak, Arkas Maritime History Center, Arkas Art Bornova Mattheys Mansion, and most recently Arkas Art Göztepe – Ayşe & Seniha Mayda Mansion, all of which have witnessed different periods in İzmir’s history, have been reintegrated into urban life while preserving their original identities. In this way, the architectural values inherited from the past are not only preserved; they gain a new life cycle by coming together with art, culture, and maritime heritage.

One of the recent examples of this approach is Arkas Art Göztepe, which opened to visitors in 2025 following the restoration of the Ayşe & Seniha Mayda Mansion and received the Jury Special Award at the 21st Respect for History Local Conservation Awards. Preserving and reusing existing buildings, keeping the city’s collective memory alive, and passing cultural heritage on to future generations contribute not only to the environmental dimension of sustainability but also to cultural and social continuity.
